On an initial stage, the evaluation of the property by an agent will take place. The agent will thoroughly study the market and the history of properties in the area to propose an accurate sale price.
The marketing strategy will be carried out based on criteria agreed with the owner.
Once a sale price has been agreed upon between both parties, all the relevant documents will be prepared to conclude the Arras /contract deposit phase.
Once the previous phase is concluded, a deeds document will be prepared to finally execute the process before a Notary.
Finally, we will continue with the post-sale process to conclude the last details such as invoices, taxes, etc...
It is a private document signed between the buyer and the seller of the property. It establishes the main guidelines of the sale and purchase: timing, dates, price, conditions, etc... It is linked to an advance payment ( deposit- “arras” ) on the final price in order to ensure the sale. This deposit typically amounts to 10% of the agreed purchase price .
The cost of the municipal capital gains tax takes as a reference the cadastral values of the property and the increase of the latter from the date when the property was acquired until its subsequent sale. Using this calculation basis we can determine the final tax based on the final sale price.
It is a process that not only uses data such as gross surface area or location. In addition to the history of sales in the area, the agent's experience in analyzing the unique characteristics of the property, the level, style, architectural qualities, views, etc. will play a very relevant role in establishing the sale price. Finally, a strategy will be established to take into account possible offer adjustments and other negotiation elements such as timing, conditions, etc.
The time of sale depends on factors ranging from the time of the year to the price of the property or its characteristics. If you want to sell in a short period of time it is not necessary to set a price below-market: a careful marketing strategy and an extensive network of buyers are more important than a reduced price in order not to delay the sale time too long in time.
